Not all real estate forms are the same, so even if you have purchased a home before, you will still need to thoroughly review the documents for your current closing. One of the important forms you will need to check is the Mortgage Note. Make sure that the property you are purchasing is listed under the property address. Also, it is imperative that you check the loan amount. Is the loan amount that is listed the exact loan amount you agreed to? The interest rate should be the same rate that you discussed with the lender, and the lender you are using to get your mortgage will be listed right there, too. The next item to verify is the payment section. The "Payments" section is where you will find your monthly payment figure. Is this figure an amount you can pay for the life of the loan? If the amount is too high for you to make consistent monthly payments, it is not too late to rework the loan. Tell the lender how much you are comfortable with paying, and then, let the loan officer make you another offer. They may not have anything better to offer, and if that is the case, you need to know what you are getting into. Are you willing to take on a second job or more hours in order to keep your home, or do you need to find a way to lower your loan amount? There is a section that discusses late payment and failure to pay. This section will tell you how much you will have to pay should you become delinquent on your payments. Read through this section paying close attention to just how much your loan could cost you if you get in over your head. Will you be able to make the late payments and correct any delinquency before foreclosure proceedings have started? If you do not tell the lender in writing at the time you are sending the additional payment, it will most likely not go to your principal balance. Moreover, your regular monthly payment will still be due as usual. The Mortgage Note is one of the important legal forms that you should read through carefully before closing.
